That actually makes survey and quoting more accurate, because we already know the openings on a typical Pitsea or Laindon semi before we walk in. First-generation double glazing across SS13–SS15 is now hitting end-of-life on its sealed units. Roughly a third of Basildon enquiries are 'misting between the panes' — that's seal failure, and almost always means a unit replacement rather than a clean. We cover Wickford up the A127 and Langdon Hills toward the Thames — the same install crew across the full Basildon Borough footprint. Quote slots run 7am–8pm; most Basildon surveys are diaried inside five working days. **Housing stock we work with here:** 1960s–1980s new-town semi-detached and terraced housing, plus a sizeable inherited PVC double-glazing stock now reaching end of life. Our vans are around Festival Leisure Park, Eastgate Shopping Centre, the A127 corridor most weeks, so survey and aftercare visits in Basildon are easy to diarise. What goes wrong ## Bi-fold problems we get called out to in Basildon ### Misting between sealed unit panes Almost universally end-of-life desiccant failure on units that were fitted in the late '80s or early '90s. Unit replacement, not full frame replacement, is usually the correct fix. ### Composite door alignment after settlement 1960s estates with shallow foundations have settled. Door slabs that were straight ten years ago now bind on the latch. Re-hang and adjust hinges is the normal route. ### Old wooden frames with rotting cills Original timber frames in older Vange and Langdon Hills properties — cills are usually the first thing to go. Often a replacement-frame conversation rather than a repair conversation. ### Drafty trickle vents Cheap '90s trickle vents in Basildon estates often whistle in north winds. New units include modern acoustic trickle vents that meet current Part F requirements.
