    What goes wrong

    Why cheap sliding doors stick, drag and leak within five years

    The single biggest failure on sliding doors is the bottom roller. Budget systems use plastic or low-grade steel rollers carrying panes that can weigh 150kg+. Within three to five years they flat-spot, the door drags, and eventually the track itself wears. Replacement is invasive — often the whole door has to come out.

    The second failure mode is the threshold. A flush sliding threshold without proper drainage falls and a brush-sealed channel will pool water in heavy rain — and that water tracks back inside. We install with stainless rollers rated for the pane weight, and we set the threshold with engineered drainage detailing. It's not the part of the install you see — it's the part that decides whether the door is still moving smoothly in fifteen years.

    In Detail

    Configurations, track options, glass and threshold detail

    2-pane configuration: one fixed pane, one sliding pane. The most common setup for openings 2.4–4m wide. Simple, reliable, and gives you a single large slider with a fixed picture pane alongside.

    3-pane configuration: typically one fixed and two sliding (or two fixed, one sliding). Suits 3.6–5m openings and balances opening width with the cost of additional panes.

    4-pane double-track: two panes per track, sliding past each other. Gives roughly 50% clear opening across the full width — ideal for 4.8m–6m+ openings where you want a generous through-flow.

    Pocket doors: the sliding leaf disappears into a wall cavity for a 100% clear opening. Requires the cavity to be designed in at build stage — possible on new extensions, harder to retrofit.

    Threshold: rebated weather threshold (best weather performance), low-profile (15mm step, modern look) or flush (zero step, requires careful external drainage). We survey the floor build-up before recommending.

    Glass: 28mm sealed units standard with argon fill. Solar-control essential on south-facing rear elevations to manage summer heat. Acoustic laminated useful near busy roads. Low-iron glass eliminates the green tint on very large panes.
